BROADVIEW HEIGHTS, Ohio — A Concord-based developer has proposed a 14-lot, $1.2 million residential subdivision off the south side of Harris Road, between Interstate 77 and Avery Road.

Triban Investment LLC would build the subdivision on 27¼ acres that now make up one parcel. The 14 lots would vary in size. A single road would lead into the subdivision, then separate into two short streets, both ending in cul-de-sacs.

According to its application, Triban would like to start construction this summer. First, however, it needs city approval.

On Tuesday night (Jan. 21), a City Council committee confirmed that the proposed subdivision met the single-family zoning required for Harris Road and referred the plan to the Planning Commission.

At the committee meeting, Councilmen George Stelmaschuk and Tom Pavlica both expressed concerns about stormwater drainage. They said the Harris area already has residential developments, and that the city in general has experienced problems with flooding.

“That’s a biggie,” Stelmaschuk told the developer. “I would ask that you look at that the best you can.”

Jeffrey Jardine, an engineer with The Riverstone Co., a Cleveland engineering firm that is working on the project, said the plan would include keeping an existing manmade pond on the site. He added that stormwater would drain off the southern portion of the site and into Chippewa Creek.

Stelmaschuk said the developer should make sure the subdivision’s homeowners understand that they are responsible for the maintenance of the pond.

Jardine said it’s possible that additional residential development could take place in the future on or next to this site.
